A MyBusinessAcquisitions service

They’re trying to sell the business. A developer may want the plot.

Garages, car parks, warehouses, yards. Owners price the trade. Developers price the freehold. We run both, off-market.

You own the site

See the land number before you list the business.

The dirt can be worth more to a developer than the trade is to another operator. No board, no catalogue.

I’m considering an exit

You build

Off-market commercial freeholds that match a brief.

Underused plots in towns that need housing. We hunt against your brief and introduce the owner. Planning stays your risk.

I want sites

Free Site Snapshot

Start with two numbers. Then decide which exit you want.

Two numbers for the plot: as a trading site, and as a development site with consent. 60 seconds. Confidential. Not a RICS valuation.

We log your inputs and the bands shown, so both sides see the same sketch later.

Two numbers

Two broad ranges: what the plot may fetch as it stands, and what a site buyer may pay with consent. Wide bands on purpose.

Where the plots come from

Most of the good ones are never marketed.

The owner is pricing a garage. A developer is pricing the ground under it. Same title, two buyers. We don’t wait for listings — we go and ask, then introduce.

01

Your brief becomes a target set

Geography, size, use class, tenure. A defined universe of sites and owners — not a portal search everyone else is watching.

02

We identify and verify ownership

Corporate and individual titles traced against public records before anyone is contacted. No bought lists.

03

We approach directly, in our name

A short, plain, value-first letter. Volume is capped on purpose, so the ones who respond come to you with context.

The same sourcing engine runs across every My Best Solutions brand. Built once, hardened once. FindThePlot is that engine pointed at land.

First look — the terms of access

One brief per patch.

One active brief per search area. Two developers chasing the same owners burns the area for both.

Everything we surface goes to the brief holder first, for 0 days. The site, the ownership position and the owner’s response, before anyone else sees it.

We hold 0 briefs at a time. That cap is what limits how many areas we can work properly.

Tell us the area you would take and we will tell you whether it is open.

A tired industrial shed with corrugated cladding and a roller shutter door

What this is

The land face of MyBusinessAcquisitions. Same desk, two wrappers: sell the Ltd, the trade, or the title.

  • Independent garages, MOT and tyre sites.
  • Surface car parks and unused forecourts.
  • Old warehouses, mill sheds, workshops and small factories.
  • Builders’ yards, depots and storage plots surplus to the trade.
  • Share sale of the Ltd that holds the title, when that is cleaner on tax.
  • Off-market only. Nothing is advertised unless you ask.

What this is not

We are not a planning consultant, a housebuilder, or a land promoter funding an application.

  • We do not promise flats, a unit count, or a consent.
  • Most industrial uses need a full application. This is not a Class MA trick.
  • Contamination, tanks, asbestos and access are the buyer’s due diligence.
  • Leasehold is a business sale, not a site play — we will say so.

Anyone promising “we’ll knock it down and build a block” is selling a fantasy. We sell an introduction against a brief.

Fees, in the open

Written terms before anyone owes a pound. Success fees crystallise on exchange, with a 12-month tail on introductions we made.

Engagement

£3,000 for 90 days against a written brief. Credited against the success fee if a deal we introduced completes.

Site introduction

2% of purchase price, minimum £8,000, paid by the developer on exchange.

Company / trade sale

Standard MyBusinessAcquisitions success fee if the clean route is selling the Ltd or the trade.

Send the brief.

One form. Tell us which side you sit on. We reply with whether it is a hunt we can run.

Do you act for the owner or the developer?

We act for one side on any given site. Dual fees are disclosed in writing or they do not happen.

Will you value my site?

Two ranges: trade as a going concern, and land subject to planning. Neither is a RICS valuation.

How fast?

A shortlist against a tight brief can start within days. A land deal often takes months. That is why there is an engagement fee.

What happens if my area is already taken?

We will say so straight away and not take the brief. We will tell you when it comes free.

Confidential brief

We will confirm whether it is open.

No work starts until terms are signed.
